Selling Costs

I apologise if this has been flogged to death but does anyone have a breakdown of costs incurred if we were to sell our house valued at £280K. Things such as Estate Agents fees (@1.5%), solicitors cost etc in monetary terms?

    Approx break down of the fees for selling -

    Estate agent fee 4935
    Solicitor fee 450
    Removal van 600
    Total £5985

    If you are buying another property then you can add -
    stamp duty (1-4%)
    solicitors fees for buying £400
    searches on the new property £160
    valuation on a new property £450

    Don't forget the VAT.

    Don't forget any mortgage dispursement fees from current mortgage if you are changing mortgage, also mail redirection if you want to do that. Any installation costs that might be necessary (such as installation of a BT line, aerial installation ... well, we need to do that on a new build...)
