Increase Value of Property

Ive been in my house probs about 3 months now, pretty settled.
Have just finished Painting my Living Room & the Stairs area & my New Carpet is to be fitted today, between 10 & 4. I wont be happy if it isnt done as i wasnt given a time.
Anyway,
I was wondering what kinds of things have people done to their properties that Increase the Value. Have seen a few programmes recently and was wondering if and what I could do to time & how worthwhile it would be.

Depends on the overall condition of the property. Just changing a kitchen won't add value, if the one being replaced was in good order. Adding radiator central heating adds value, adding double-glazing can add value, depending on the condition of the windows being replaced. Replacing tired kitchens & bathrooms may add value.
Extensions & conservatories may add the best value. Decorating & changing carpets may not increase the value of the property, it may increase the saleability but not the profitability, the two should never be confused.0 -
To be honest the TV programmes are misleading!
They all paint a rosy picture and show how easy it is to make money from property, but do not mention that the market as a whole has risen in this time and so they could of made just as much money by buying it and sitting on it without doing any work at all.
Might be a different story when the crash gets here.
A house is only worth what someone is prepared to pay for it, or perhaps I should say that a house is only worth what a bank is prepared to lend on it. The Banks are responsible for the house price Boom and will be just as responsible when it crashes.

We modernised our characterless 1980s detatche house and added value IMO. One was the conservatory, which is not a huge inpiration.
The other move was to convert the kitchen and dining room into a kitchen diner. We basically brought it into the 21st century. According to the estate agents who valued it, this did set it apart from other similar houses in the area. My guess is that id added around £10k to the house price, the cost of doing it was around £3k. In the 1980s people still very much valued a dining room for formal living, whereas now cooking socially and having the whole family spread out between a larger area seems to be a fad and hence people want kitchen diners. The dividing wall was not supporting.
My tip would be that if you have a modern house, go and look at houses that are being built now to see what developers are doing and steal ideas that suit your property. If it is an older house, then this may not be your best move. Older houses are expected to retain character. loft conversion - can be expensive ,but can add another room to your house
build a garage -
a second bathroom - only if you have space for it , don't shoehorn it into a cupboard or it could have a negative effect on the value !
don't forget the small obvious things , neat and tidy front garden / drive / door , a couple of hanging baskets , planters , outdoor lighting.
There was a league table somewhere of things you could do to increase value in your property, I'll try and find it
