Renting whilst selling?

Good morning,
We have our house on the market but as nothing is moving and are thinking of renting it out. I know we have to gain permission from our Mortgage lender but was wondering if we do rent it out will it affect us getting another mortgage when we find somewhere we want to buy and are still renting out the first property?
Does anyone know?
