How much to offer over in Aberdeen

Guys,
This is my first post but i have used this site many times before for useful advice.
My question now is i am looking to buy a house in the centre of Aberdeen, it is o/o £300k, i have lost out on many houses recently offering as much as 32k over the valuation(there were 6 notes of interest), this one im looking at now so far has 2.
Now before you all jump on the band wagon and say in this climate i'd be offering less etc etc etc, remember two things.
A) I need some where to live, the rent im paying is horrendous
This is Aberdeen, everything is o/o up here, it is like no other place in the UK, feel free to look at the aspc website if you don't believe me.
Im just getting sick and tired of this o/o, secret bid system, it is just a complete gamble.
What is really annoying is this house needs a lot of work done and the money i'd use for that i'll probably have to put in with my offer.

I used to live in Aberdeen, which area in the centre are you looking at?0

It's in the ferryhill area, which im sure as you know can go for crazy prices0

Except for Rubislaw Den then yes thatt's one of the poshest and most expensive areas you can get...:rotfl:
Have you looked at what the neighbours houses are going for on nethouseprices.com for example? Some places you can get away with 10% over the asking prices but it used to be about 30% being the Oil capital of Europe...Personally I would be putting in an offer of 350K, minimum 345K especially if it is one of the older Granite buildings...be prepared as well as those houses are always in demand and there will always be people ready to pay over the odds for them.
Why don't you looked at the houses with fixed prices?0
