We have a house to sell and have been approached by a couple who want to buy it privately. We have nothing in place as we haven't been in a rush to sell, waiting for the market to improve and the house will need substantial renovation before it is habitable.
As we have no estate agents involved what do we need to do and is there any thing we should be looking out for.

Well, you don't need a Home Information Pack because there has been no marketing. I'm assuming you won't be doing the renovation? You need to ask some questions first: do this couple have a property to sell? do they have finances in place? can you have proof they have finances in place (either proof of cash funds, or an agreement in principle for a mortgage).
Will there be a survey? If they are buying with a mortgage they will have to have at least a basic valuation survey.
Next step is for both parties to appoint a solicitor for conveyancing. Solicitors will start work, order searches, raise enquiries and a whole host of other things-keep communicating, return paperwork promptly and good luck!Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0 -
Though a HIP is not required you will need an Energy Performance Certificate (EPC) which I think is around £50-£60.0
