scottish trust deed equity release

Can anyone help? My trustee has told me I have to pay £12500.00 within next six months (now 4) as equity release after valuing house at £150,000.00. (joint mortgage husband not included in deed). I told trustee my house was not worth this amount so scraped money together to have own survey done which showed house worth £135,000.00 maximum. This means I would owe about £5000.00. However, the trustee is not forthcoming with negotiation here. I am at my wits end. My house will not even make this if it is sold and my husband faces losing his home because I thought this deed was the best option for me. I really need advice please. Thanks
