Desperate for your advice please, getting fed up

Just to fill you in briefly. We should've exchanged a few weeks back but then we discover our buyer's mortgage offer expired (the are FTB's) and can't believe his solicitor and mortgage broker didn't keep track.....anyway, house was re-surveyed 3 weeks ago and buyer's solicitor said that he was just waiting on a faxed copy of the mortgage offer, then we could exchange (this was Friday 28th July). Monday, Tuesday and Wednesday came and went - still heard nothing, then EA called to say that buyer's solicitor was now waiting on the original offer until exchanging - so why on earth was he happy with a faxed copy originally??? :mad: Anyway we were then hopeful of exchange last Thurs or Fri (3rd/4th Aug), but again nothing. We made numerous calls to the EA on Friday (4th) - and he called back at 5pm to say that the solicitor had received the offer (horrah), but was now waiting on some mortgage conditions (groan) :confused: and hopeful of exchange today (7th Aug).

As you can see, I'm not holding my breath :angry: . I just feel that we always seem to be waiting on some piece of information before we can exchange, then when it comes in, we seem to be waiting on something else.

So what shall I do today if I hear nothing by lunchtime? We're getting really pee'd off as you can imagine but not sure what to do? Should we just keep waiting? My colleague said that perhaps we should start turning the screws but of course whatever we threaten to do, we would have to see through and it seems a shame to threaten to pull out when we're so close.

I'm really at a loss as to what to do for the best :cry:

I don't think there are any doubts with our buyer as I believe he was pushing for a completion last Friday (4th) and has had to pay for a repeat survey.

Any advice really appreciated as my husband and I dont know what to do for the best.

    Normally original offers can be extended. Maybe your buyers decided to apply for a different mortgage and then, with the interest rate rise, decided it was better to stick to the original deal.

    Personally I always think that you should only make threats that you are prepared to carry out. You could tell them that you need to exchange by X date if they want to complete before Y because you have things to sort for your move.

    Hi Silvercar. Yes their original mortgage product expired so that's why they had to go through the whole process again. It just seems that this blooming solicitor always seems to be waiting on "something else" to come in. The last we were told was he was just waiting on the mortgage offer, now that's in, he's now talking about some conditions - I always assumed conditions came hand-in-hand with the mortgage offer? We have tried going down the "have to be in by X date", but we're told that unless he is happy to proceed with all the necessary paperwork, it wont happen.

    It's been 4 months so we don't want to start all over again but we just don't know what to do to give the solicitor a kick up the bum :p

    Some lenders will not allow solicitors to exchange on a copy of the mortgage offer, others will. Ask your solicitor to ask the buyers solicitor is there anything else outstanding, other than the mortgage offer, that will delay the exchange?

    i know this is SO frustrating, but, the whole process of conveyanceing takes its time - it is an antiquated and slow system, and drives you mad at times !!! But - that is how it is - Lenders ask the most irritatingly time-consuming questions right at the last second All The Time !!! Believe it or not, your solicitor IS on your side and trying to get this done as fast as possible.

    Try to stay calm, it will happen, and you will move !!

    I know :undecided . I'm just pulling everyone else's hair out as well as my own at the moment :eek:
