Can anyone advise me?

Hello all

I was hoping someone could give me some advice.
We rent a flat in Scotland and we have had quite e few problems with our landlord. I wont bore you with all teh details. Its mostly just things not being fixed on time etc. For example we have not been able to open our bedroom window in 2 years!!

However, the current issue is a little more serious. There seems to be a leak under the washign machine (the machine belongs to the landlord), and this had really damaged the kitchen floor. The floor feels really weak and spongy under-foot and I am worries the washing machine may fall through the floor into the downstairs flat!! :eek:

A man (finally) came to look at it and said he'd put in a quote. We waitied for a month then chased this up with the letting agent. The letting agent advised they would get someone else out to have a look. After an hour the letting agent called back and advised that the landlord is getting his cousin out to invstigate as "its a cost thing". Clearly he wanted to get the job done as cheaply as possible.

This was a week ago and I have heard nothign despite chasing this up.

What can I do? I am really worried the machine is going to fall trhough teh floor and someone is goign to get hurt.

Also, we recently extended out tennancy until July but I am tempted just to hand in our notice now as the flat's unsafe and I am fed up with the problems but then we would loose our deposit!

What are my options regarding leaving now and regading further action to save the kitchen floor.

Any advice woudl be really appriciated!
