Where do I stand? advice needed

My boiler in my flat broke 6 weeks ago, still not fixed, and have been without central heating and hjot water for all this time.

Landlord said it would be fixed and it hasn't been, I called them as soon as the boiler broke and every week since, again last thursday and they said they would call me back later that day and they didn't.

what can I do? walk away from the contract? withhold next months rent?

need advice.

    Have a look at the Shelter website which gives good info on your options, including escalating the issue to the local environmental health department or undertaking the repairs yourself and witholding the sum from the rent (there is a particular procedure to follow to do this).

    despite your landlord's failure to fulfill their obligations, you are contractually obliged to continue paying the rent.

    Stop phoning them.

    What proof do you have that you ever even reported the boiler breakdown? OK, so you have rung them but what proof do you have of the subject of the conversation.

    Write to them, possibly setting out the dates when you reported the problem and indicate that you expect the repair to be done in the next week and to be compensated.

    Do not walk away from the contract or omit paying the last month's payment.

    did you receive a copy of the gas safety certificate? Landlords are obliged by law to have the boiler inspected on an annual basis and there are serious penalties for non compliance.
  • Ok I have emailed them setting out the date when I first reported it and that I expect the repairs to be done within the week and to be compensated.

    Surely tenants should have more protection? I dont see why I should still have to pay rent when the flat is basically unlivable almost.

    E-mail does not have the same standing in court.

    Follow -up that e-mail with a letter, sent regsitered post saying the same thing as above and then
