Cost to extend over a garage

Hi
I'm aware this would depend on foundattion strength, but any rough ideas on cost to extend over a double length garage.
Just a small extension, with a view to creating two ensuite bathrooms? Not worried about bathroom / plumbing / drainage costs, more the architectural and construction side of things - matching existing roof, ensuring strong foundations, etc.
Thanks!

depends where you live.
here in the NW i can get a double size room, basic brick structure built for 10k.
flat roof. so 20k should be enough in most areas outside the smoke.
ive heard horror stories of 100k in the london area.Get some gorm.0 -
Thanks, this extension would be first floor only, on top of a garage, so I'm not sure how much more complication that entails. Would need a pitched roof.0

assuming the footings are ok, then your first floor job should be cheaper than a normal extension.
5k/10k will take care of a pitched roof. hence my rough budgeting cost of 20k.Get some gorm.0 -

Thanks for that. Had completely guessed with no real evidence before this thread that 30k should cover it, so your figures are reassuring.0 -
my FIL is having his council semi det roof done this week. the contractor has offered all private owners (on the estate) next door the same price, ie 6k all in.Get some gorm.0

We're about to start similar work. Extension over the full area above our double garage, to house a new master bedroom and en-suite, plus replace 2 single garage doors with one double door and reinforce the lintel above. £24k.0
