Should I offer asking price?

Hi,
Some advice would be nice!
Have sold subject to contract, taking a drop of about 9% on asking price. Buyers have no property to sell, AIP and seem keen to get things moving.
Seen a house twice, offered 9% below on Friday and was told vendors want asking price full stop. Reluctant to go this high but don't want to lose house.
Any suggestions?

Oh this seems very much like a situation I am in. I put an offer in on a house and had it refused. I was going to ring back with a slightly higher offer and the EA rang me back saying a couple who were interested in the property had put in an offer near the asking price, so I refused to raise it anymore. The only thing I am thinking is that I like the house and would love to be the owner, however, it is not worth getting into debt over. People have said that It is obviously not meant to be. Others have said that the EA might be bluffing.
The main thing you have to ask yourself is:
1. How much do you like the house?
2. Would you be gutted if you lost out?
3. Are you prepared to go to the higher amount (mortage etc)?
In my opinion I would hold out and stick with your offer a couple of days, particularly if you know noone else is interested. What harm can it do. Be adamant and say you are not prepared to go higher ands you are looking at other houses you like (even if you haven't). If you hear nothing from the vendor/EA, then ring back and say you have reconsidered and put in a little bit more.
Good luck0 -
Never trust an EA. If someone else has put an asking price offer in..then so be it. Let them buy it.Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..0

Thanks very much, good to hear others in the same situation.
Will take your advice and offer no more ftb and see how things go.
As you said, if it's meant to be....:)0 -
Yes, that's what someone said to me. I am a firm believer in fate and what will be will be. I am waiting for tomorrow or at some point next week to hear from the EA, as I reckon he was bluffing to try to up my offer, but I will not be contacting them. If it does happen and I receive the phonecall to say I might stand a chance, then so be it.
Let us know how you get on and hope it all goes well.0
