Indemnity policy

I am moving home and currently live in a maisonette ( block of 8). My solicitor has advised me that the purchasers solicitors has requested I purchase an indemnity in case other occupiers are uninsured as there is no block policy is in place- I have no idea of costing. They have also requested I purchase an indemnity for repairs to the local church as apparently due to an ancient covenant the properties in the area are responsible for its upkeep. The policy is to be for £3million and would cost me about £300, this wasnt mentioned to me when I bought the property. The cost seems high as I live in a well populated area of Ewell and there must be thousands of properties with the same liabilites- the propery was constructed in 1960.
Please can anyone help- how much should these policies cost?
