Never mind, I'm not worrying, just politely responding even though I'm not getting anywhere with my original questions.

    End of, doesn't matter.

What part are you not understanding.... the agent works for the seller....and will not take any action that may incur extra charges for their clients........surely if the roles were reversed this is how you would want it....

lesley74, in practice, SOLD STCM or Under Offer or some variation usually appears both outside the house or on Rightmove and GSPC as soon as offer accepted. Then a clear sold on conclusion of missives. Some agents are slower and use this as a marketing ploy to get people through the door. I remember demanding that Clyde put a SOLD sign the house I bought in 2005 as entry date was 4 months away and there was no evidence that it was sold, despite missives concluded. This last sale, Slater Hogg did it the same day and it appeared on Rightmove as under offer the next day. Not to worry. The house we bought never had a sign up cos we offered the day before it was due to be uploaded. it was still uploaded anyway online and never had a Under offer on it.

Keep it simple and you will find the middle way.
