    So get the best of both worlds - the estate agent's database of purchasers, combined with you doing the viewings. In our experience, that's how most people do it - I've just counted: we've done ten viewings; of those, four were with the agent, six were without, but two of the ones viewed with the EA were empty properties.

    If a buyer wants to see properties that match their criteria then they will probably want to view at least some properties being marketed by agents as well as those being marketed privately.

    It is sellers who appoint agents.

    To be fair to EAs (not a phrase you hear very often), they are often not very familiar with the property on view, especially if it's a new on the market and they haven't been around many times - and certainly won't know it as well as the vendor.

    I did about 15 viewings in a month. All were EA-led. In a couple of cases the owner was at home but they just kept out of the way.

    It is the vendor's house, one assumes:D. I was enquiring whether he/she was in a position to do the viewings, not whether the EA would permit it.

    For what it's worth, I could not agree with you more.

    I think I've already explained the benefits of EAs, so I won't bore anyone by repeating myself. One lines their pockets because realistically one has little option.
