building maintenance/ Damp reports

Hello, me again, this is my new favourite website, I can't believe how much useful info there is, particularly in this sub-section!

Sorry, if I have posted in the wrong place. If you have come across my other posts you will know we have had problems with our flat roofs and GCH. I am now concerned about the general condition of the house esp the roof and basement and would like to find out what other issues we have that need dealt with.

I was thinking of getting a report form a damp company/ building maintenance company but how do you avoid them saying that you needs lots of unnecessary work done especially as they might assume they will be asked to do the work? It seems like a license to print money for them? I don't mean to offend to those companies out there with scruples who don't do such a thing, but there unfortunately many who would take advantage esp when you don't know much about damp/rot/timer infestation etc..

Does anyone know of any reliable companies in the Glasgow area?

    be very wary of any "damp expert" companies.
    a general builder will be far better. find out from friends, neighbours and the family
    any recommendations.
    Get some gorm.
  • You need a surveyor, or timber and damp specialist surveyor who DOESN'T provide any other services.
    The quickest way to double your money is to fold it in half and put it back in your pocket.

    Yes, that seems a sensible solution, I have had a look, but all the companies in this area seem only to do both. There is one that says if they go on to do the work then they will deduct the survey fee £50-£100, from the total.

    You can choose by either getting a "free" survey from a company who is going to try and sell you something or paying for a survey from an independent surveyor, which will set you back several hundred pounds. I think it depends on the severity of the problem and the obviousness of the required solution. If you go down the former route, make sure to get a good number of "surveys/quotes" to compare.

    A list of truly independent damp and timber surveyors (i.e surveyors who specialise in these subjects and are not a contractor) can be found upon the Property Care Association (PCA) website if you look under find a member and select Freelance and Consultant you should find one in your area to have a chat with but the survey fee should be nowhere near the several hundred pounds mentioned above. These surveyors should spend at least a couple of hours inspecting and a full day writing a report with drawing and photos specific to that property detailing everything they see.     Hello, had a look on PCA website under Freelance the only contacts that come up are in England, however, found someone in Glasgow under Consultant. Thanks.

Doing regular building maintenance will help one to know the condition of the building. These services can be found through online, lot of options will be available.
