    My post was less on the ''feelings'' of being lied to, more on the practicalities. Of course its very sad that this is possible in the system, r that in any context people fib, but it happens.

    My practical point is that of you have offered what you are prepared to then being pushed upwards, whether its another offer or even if vendors are simply not prepared to move for that, you have done what you can. If you feel the property is worth more to you you have the opportunity to offer more, if it isn't then....the outcome is the same what ever the reason for the refusal. :)

    Thanks Lostinrates, I understand what you are saying. I have recently heard that the vendor (who had told us he found somewhere already in another village and is ready to move into this property), hasn't found anywhere at all! Another 'bend of the truth' as he told us he was ready to move in if he had the correct offer. So I am even more dubious as to whether the EA was telling the truth about a person buying the house we wanted. I am holding out now and only time will tell. I am willing to put a little more down if the EA contacts me with something saying that the 'so called' first offer has 'fallen through'. As we all know, this is the game of house hunting and buying....Not a calming and easy thing to go through.

    Things can and do go to sealed bids in England, and personally its a system I hate, but I agree it has merits, and open bidding system, not unlike auction but without the ''heat'' would be best. The problem is things like here, where you don't really no how truthful the situation is.

    It certainly has a lot of benefits i.e. no chain issues etc, however you have to know you have the available funds as the offer is binding and there are penalties to be paid if the transaction is not completed within a certain time.

    In short after the normal accepted transaction period, you would generally be paying the mortgage costs + a bit more each month until the transaction is concluded.

    I wouldnt trust them just leave it youve offered what you wanted to and thats it just wait, we had a offer accepted of 180,000 pound and we was chuffed with the price as it was 20,000 pound off asking price, anyway we got gazzumped and it we thought the agent was messing us about.

    Anyway i was watching my mate play football and i heard this women speaking to her mate who's husband was playing aswell, i know the bloke he drinks in the local.

    Anyway when i heard her say we offered 195000 i nearly fell over, they paid a full 15000 pound more that what they accepted from us, i dont blame the vendor for accepting their offer, i still have the letter with them accepting are offer of 180,000, maybe one day ill let it slip.

    Anyway we was happy another house came up and we have now got that and we are well chuffed, just hang in there something will come along.
