standard EA tactic - there will always be other interested party according to them, even if the house has been on the market for 2 years. another, higher, offer will always conveniently come in the day after your initial offer. just ignore it and don't increase above what you are preapared to pay.0

Thanks chewylegoff, I am going to ignore it for now. I'm almost on a mission now to prove it was not a genuine offer...:-) It seems that everyone I speak to I know, seem to have said that the EA is trying it on....Only time will tell!
From a differen perspective, does it matter whether it is or not?
If you've offered what you believe it was worth, and are prepared to lose it at over that price you've been fair and have evaluated your want for the property.
And besides which, it might reappear on the market even if it is genuinely under off er ATM. One of my long term watched properties went under offer in February ..I know it did...and is now back on the market. Often, ATM, the lender is having the final word, not the people offering on it, it seems to me!0 -

Yes it does matter. I don't like being lied to at the end of the day....nobody does; and that's why I am asking the question in the first place....to see if those who it has happened to, can give me advice! It seems a bit suspect to me.
Noone likes being lied to - but you don't know if you are - you're just making assumptions. You can't deduce whether this EA is lying or not just going by other people's personal experiences - each case and person is different.
If you are so mistrusting of this EA and feel that everyone is out to scam you then maybe it's better that you stay put and save your money. It's perfectly possible that the vendor's buyer did indeed sell their house the day after you spoke to them - it only takes a signature and exchange to finalise a sale! I don't think there's anything suspect or coincidental about the sale going through when it did - the vendor's buyers were obviously going through the motions of selling, and they simply sold on the day after you went round to view.
It sounds to me as though the sellers are giving out a last chance offer to you to see if you'll increase your offer to that of the offer they've now got - nothing wrong in that. Lot's of people do that - take the best offer. Don't they? If you were selling a property wouldn't you take the best offer too? The vendors know you're a cash buyer, and that's why they've given you the chance of offering more. They wouldn't have done had you not been proceedable.
There's nothing strange about it at all. Besides, an EA wants to sell property, and they'll often advise vendors to LOWER the asking price so they get a sale. They don't go around trying to muck deals up by pretending to potential buyers that a property has gone under offer at the asking price and risk losing a cash buyer in the process.
FYI, a Sold board wouldn't go up immediately either. Rather than driving past to see if one has or not you'd be better off finding a home you can afford to live in. Stop wasting precious time thinking everyone's got a motive.0 -
I wouldnt trust them just leave it youve offered what you wanted to and thats it just wait, we had a offer accepted of 180,000 pound and we was chuffed with the price as it was 20,000 pound off asking price, anyway we got gazzumped and it we thought the agent was messing us about.
Anyway i was watching my mate play football and i heard this women speaking to her mate who's husband was playing aswell, i know the bloke he drinks in the local.
Anyway when i heard her say we offered 195000 i nearly fell over, they paid a full 15000 pound more that what they accepted from us, i dont blame the vendor for accepting their offer, i still have the letter with them accepting are offer of 180,000, maybe one day ill let it slip.
Anyway we was happy another house came up and we have now got that and we are well chuffed, just hang in there something will come along.0 -

What people like Harry forget is that EAs are always trying to ramp up house prices. Sure, £300 for one sale may not be enough to retire on, but when house A has sold for £20k extra, then they can sell house B for £25k extra and house C for £30k extra and so on ad nauseum. So they have a very vested interest in gouging you for as much money as they possibly can. They will even hazard sales for a couple of grand.
Sorry, but I just can't believe that an estate agent would be happy to risk a sale where he would gain thousands, just to gain a couple of hundred quid, especially in these difficult times.
I've found EAs to be pretty unreliable (never call you back or provide updates) and not very bright, but on whole they have seemed as honest as the next man.
