    Sorry I have misunderstood you........You want over and above the mortgage valuation.......Why are you concerned about the property, which RG postcode are you purchasing in?

    No problem, thanks for the further reply.

    I'm not overly concerned about the property by any means, but as it is my first purchase I thought it would be prudent to at least have a homebuyers? It is a mid-terrace, 2-bedroom property, all seems in good order, think it was built in 1958. However, I don't really know what I am looking for, hence I'm not sure if a valuation alone is really sufficient.

    I'm buying in RG2, in lovely Whitley (not the nicest area by any means but I wanted a property I could enjoy with options of renting a room) - it is just behind the John Madjeksi academy.

    Oh Whitley!...Chav's paradise!!....However.......I imagine it is ex local authority which are quite solid built..(good option for FTB)

    Indeed, luckily I've spotted both the neighbours when viewing and they don't fall into the 'Chav' category, though I'm sure there are plenty around to keep me amused.

    I'm fairly certain it is an ex-authority road, so fingers crossed it'll be well built. It seems I have a decision to make about a survey or not!

    It was A&L surveyor that dropped me in the !!!!!! big style with their valuation being totally inadequate.

    They used to send their surveyors from Leicester so had no local knowledge. I would definately get a second opinion.
