Valuation - problem or not?

Hi all

I'm after some advice. We have offered £242,500 for a property. it's an old property thats been done up with a really nice makeover. We really want to buy.

We've had the valuation survey results back and they have valued the property at £242k. It seems strange that there is a minor difference here - i could understand if the valuation was vastly different but this seems a little strange. Any ideas?

We have also been told to get a damp and timber survey done because of high damp readings downstairs and beetle infestation in some roof timbers. Does anyone have any experience of this before?? Should i be very worried? From what friends have said, this is quite a common occcurrence so not a show stopper and easily treatable.

Do i bother trying to knock the vendor down £2.5k? To be frank i want the property so am happy to pay it but obviously it would be nice to get it a little cheaper. And does anyone else have experience of the damp and timber surveys being show stoppers? From what i have read this is the surveyor covering their Ar%e?

Any advice would be greatly appreciaeted.

    The surveyor has flagged areas of concern requiring further investigation and until the results of that further investigation are known it is not possible to say how serious the problem is. Please consider reading some of my posts on here regarding dampness, damp meters, timber decay including dry rot, woodworm and cavity wall ties which may be helpful for backgroound information.
