Preparing a Home Information Pack HIP without an EPC

Hi, I want to prepare a HIP. I want the cheapest method obviously but want it fully compliant. I want to use a search company to take the hassle out of things. I have a family member who will do the EPC for free.

I have been searching google to find a company to do provide me a HIP minus the EPC but cannot find anyone.

hips4you will do the whole thing for £210, would I be able to beat that?

I am in Harrow.

    use STL for searches and Land REgistry is £8 on their website. but you'll need to get it in proper order and use an index etc.

    many internet cos do as little or as much as you want...look around.

    Dangerous advice from a solicitor here!

    The "Land REgistry is £8 on their website" I assume means £4 for Title and £4 for Plan. However as a solicitor timmy should know the Title/Plan you and I can download from the LR are NOT an Office Copy, and hence NON COMPLIANT for a HIP.

    Only people with accounts at the Land Reg (eg solicitors, HIP providers etc) can download Office Copies electronically. Without an account you can only get a paper Office Copy.

    Have you checked how much your local council charge for official searches? Some are cheap these days and can be cheaper than using a search company. Also there is a related party disclosure on the EPC, a buyers solicitor may pick up on that.
