Subsidence Concerns

We are in the process of buying a house - well we have had an offer (the ful asking price) accepted.

The house is in our perfect area and a very good price - it is probate and 3 other people also offered on it on the same day - They had an open house viewing the day. Anyway they went with our offer as we are first time buyers the others were in a chain.

BUT we have had a survey done and the house shows evidence of movement. Once we drew this to the estate agents attention they produced documents to show that an insurance claim had been done in 1999 relating to movement. But our surveyor is not convinced that they movement is not more recent.

So it looks like we now need a building engineer to look at it - the estate agent has approached the vendor about this - but we dont as yet know if she will pay for it or how we will proceed.

We are not too concerned about the movement if it has stopped. But we do not want to loose the house.

Any thoughts, similar experinces etc appreciated.

    Geta structural engineers report and then decide - or post here again.

    However whatever the report says you will always have insurance issues, at the very least more expensive premiums.

    I would definately get full details of the claim, what damage was there, the total amount of the claim and what repairs were done - was the property underpinned? Then as per G_M get a structural engineers report as this will tell you what state structurally the property is now and if there is any chance of further movement. Your insurance company will want to see a copy of this anyway.
