Hey, I'm waiting some advice.
I rented a room in someone's house for a couple of months. Paid my deposit in cash and got a receipt. This receipt basically stated "I hereby accept £340 as a deposit for the room" and was signed by the landlord.
I gave my month's notice by text (i know stupid) and now the landlord is saying I have to wait 22 days for my deposit back. Now she is also saying that it will be a cheque (which to be honest I don't trust as whilst living there I saw red letters from utility providers etc).
Now I have documented evidence that I gave her the money, I also have mobile phone records to prove I gave my month's notice. Where do I stand should this go to small claims court etc if she refuses to pay?

A sticky point is that it is not clear whether the deposit is a damage deposit or a room retention deposit. If it is the latter,you may have a problem.Hi, we’ve had to remove your signature. has the landlord agreed that you've given notice or not? and if they have do you have proof of this? i'm guessing not?
but they are definitely saying you can have it back, just in 22 days time?
are they expecting you to pay a months more rent than you are expecting to pay?0 -
the LL wants to repay the deposit by cheque because then she can have additional evidence that she paid it if there is a dispute - ie she could always produce a bank statement showing it being cashed
although it is not clear from the OP, I assume you have actually moved out? I agree the 22 days is an odd timescale if you have alreay vacated but even so what is the problem? just wait 22 days and a bit longer afterwards for the cheque not to bounce
Then come back with a real problem, she may well repay it but just needs time to get it together her end.0
