Fees to move house!

I`m in the process of trading up houses, and should be exchanging contracts in a couple of weeks. I`ve worked out its going to cost me £21601 just in fees to gain an extra bedroom, or to put it another way 14.5% of the total move in fees alone, no wonder everyone around us is putting two story extensions up!

A break down of the fees -

  • I know that it gets your house seen by more but has anyone considered other methods of selling houses rather than using an estate agent? How about posting on a website (doesn't cost that much and they don't take a percentage of the final sale price), sticking an advert or two in papers, a nice sign in the garden etc etc. i know it depends on the location but sometimes this works just as well as paying someone a fortune for doing not a lot.......

    Solicitors fees seem a lot? My solicitor fee's were £375 + VAT. Then I had the usual charges on top. Came to £719 inc VAT total (inclusive of all the fee's).

    Stamp duty is the killer. However, you must be buying a property worth around £400k. In the governments eyes, you can therefore afford the tax.

    Solicitor fees are £400 +vat for sale and £450 +vat for purchase, I`m sure i could have saved a few pounds, but they seemed professional and upto speed and at the end of the day would have littel dent on the total of £21k

    Sure I can afford it, just made me think twice about moving when I added it all up.
