Advertising / fixtures and fittings list

Weve recently put an offer in on a house, which in all the advertising showed a gas hob, it was listed with 2 separate agents and both agents advertised it with a gas hob... All photos of the kitchen show this gas hob.

When we went to view it, it was an electric hob. I pointed this out to the agent who was showing us round and he said he would check with the vendor..

We got the offer confirmation through from the agent yesterday and with it was a new set of details stating an electric hob (but still showing a gas hob in the picture). The offer was accepted and buying process has now started.

I know its fairly insignificant in the grand scheme of things but would you push for the gas hob to be reinstated?

The house had tenants in until about 3 weeks ago but the house has been on the market since end of jan so not sure when the photos were taken (the photos are all of an empty house) but Id guess at since the tenants left so its been changed in the last 3 weeks (its only been with the second agent since 22nd March and the kitchen picture is of a different angle than the first agents)

    You have viewed the place with an electric hob and submitted an offer on this basis. Photographs show many items that are not necessarily included in the sale, agreed the particulars should have been changed but TBH I think you are making a mountain out of a molehill.

    Im not making a mountain at all, thats why I was asking here before pestering the agent any more or the solicitor :D

    So you saw the electric hob, queried it, were sent new info but then went ahead and offered without seeking any further verification?

    We were sent the new info after the offer had been accepted (not entirely sure why the agent sent the new info after we had offered but hey)

    Actually no not first time buyers, it was my husband who made the offer on the phone and I wasnt there at the time, so it was only when the new details came through that I realised the difference..

    No but the wording in the property details stated a gas hob - does that not mean its included in the sale - afterall they also mention the built in dishwasher and oven - or does that mean they can take those out as well?

    I appreciate pictures dont....

    My H has said its cheap enough to get a gas fitter to change it back so we arent going to quibble over it but its surely the principle.... I guess well just have to see what else they are going to change their minds over :(

    Have you seen a gas hob fitted there and working (not just placed there for a photo)?

    Do you need to verify that an adjacent gas supply is in place?

    No but don't you think it would have been working if it was there for the pictures and description of house details, then swapped for viewings and now the details changed?

    It all seems a bit odd to me but as Ive said we wont be chasing it unless we have to
