Why on earth are you dealing with your landlord via text message? Phone calls are little better you need a paper trail, as you are disputing a legally binding contract not organising a night out with your mate!6 I would suggest sending a recorded delivery letter.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0

My rule of thumb would be that any costs he could justify have a chance of being awarded to him by a court (court taking the view that although there is no signed exit agreement why would he have agreed to let you go without marketing costs?!).
Justifiable costs are probably about a months rent (tenant find fee to agent which is typical) plus a little bit more for viewings and admin. I don't know if that is of a different scale to what you have been charged or not.0 -
having re-read your original post - seems to me you are entitled to some of your advanced rent paid back to you from the date the new tenant moved in - LESS marketing costs.0

I totally agree, I have been ringing but he doesnt answer!! I have no idea why as up to the point of the new tenant moving in he was totally polite and amicable. I dont like texting to be honest but I have no other alternative except send a letter which I think will have to be my next option.0 -
We would have used it as storage to be honest! It was the landlord that wanted to have it occupied and wanted to get the new tenants in asap. He wants 660 plus vat for the agency to have re adveryised it. Annoying thing is though, it was never taken out of the window it just had a " let" sticker on the corner. All I want back in the rent from the date the new tenant started til the end of my agreement as per his orginal agreement. Not sure if I will see any of it at this rate:(
I misread it hes kept the full 6 months even though he has had new tenants in 2 months before the end. no wonder hes not answering the phone i would class that has theft.
You should at least get back the differnce when the tenant moved in, why should he get paid twice, id go to the agent and demand something to be sorted otherwise i wouldnt leave.0 -

Phone calls do not leave a paper trail either, a recorded delivery letter or e-mail should be your first port of call in any formal situation. Sorry but texting should never have entered your head: this is a contractual dispute which may end up in court, you cannot show the magistrate a phone call or text message.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -

You can class it as incest if you wish, that doesn't make it so! This is a civil not a criminal case, inflammatory comments like that are more likely to hinder than help as they have no legal foundation whatsoever.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -
I am a LL going through this process & just like to add the outgoing T is liable for any shortfall below the new T plus any reasonable void costs up to the end of the contracted fixed term period.
So if it is relet at 100 GBP pcm below the previous T - that is deductable from the rent paid in advance.
You were bith party to a legally enforcable agreement. You are lucky he let you off as it is you who broke the contract. If he had failed in his obligations I am q sure you would be the first to claim compensation.0 -
Before jumping to conclusions, £600 reletting fee sounds about right if he went through an agency. Most letting agents round my way charge 10% of annual rent just to re-let & do a creidt check & sign new contracts. The agency is unlikely to have given your landlord a refund just because you moved out early.
Can you look up rental charges on the agency website to confirm?0
