Help! Freehold for flat for sale but not grounds / parking?!

Hi All,
I live in a leasehold apartment and have received a letter saying that the freehold is for sale.
I spoke to the solicitor and it turns out that only the land the apartment is on is for sale, the road to get the apartment, the communal garden, and the car park are not part of what is for sale - these areas will still be on a lease for 200 years (for no charge)
Is this normal?! Sounds strange to me, I know that the developer owns the entire area so cant understand why they would sell one part and not the other?? !
Just concerend that if i buy the freehold to that apartment would could happen to the other areas?
