So Barrett Homes just changed our completion date... :(

So had everything sorted to complete on Tuesday to move into our new home! Bed had been arranged to be delivered and just awaiting confirmation for our new sofa
Contracts had been exchanged months ago, all is looking good for a smooth move
We were slightly concerend from not hearing from Barretts or solicitors so gave barrets a ring when I got home from work to see if we come by this weekend to have another look and to confirm everything was still going fine....
I was met by silence and a quiet grumble 'has no one phoned you to rearrange your compeletion date?'
Well, luckily the shock of what she had said blew me for six, so I manage to maintain my dignity to some degree....
She told me that some new legislation had passed on Tuesday and that no one in the country could complete until some check / assessment / jargony thing had been completed and signed off, (She wasn't very clear about this and it didn't really sink in anyways) then she told us we would be lucky if we get to complete this month!!!
Well, it was about this time I lost all dignity!! Haha
Anyways - we have handed in our notice at our place we are renting... so will effectively be homeless come the 20th April.
We explained this to her and were advised that she would need to speak to her powers that be tomorrow to see if they could do anything... I did correct her that it wasn't a case of if, but what they would do... so now we are sat here... angry, dissappointed and extremely confused as to what had changed on Tuesday that they couldn't seem to predict that would have caused this...
So I was looking for advise if anyone knows what this thing is that changed on tuesday.
We had nothing in paper that our completion date was on Tuesday, so where do we stand on getting some compensation?
Also, we have only put down a £500 deposit (We were very lucky getting a zero deposit deal), but if worst comes to worse, can we still pull out?
Thanks

The contract will have the completion date, and details of compensation for non-compliance will be in the contract as well. Ask your solicitor or obtain and copy of the contract and check yourself.."If you can bear to hear the truth you've spoken
Twisted by knaves to make a trap for fools"
Extract from "If" by Rudyard Kipling0 -
You need to check your contract that you signed VERY carefully. Does it mention anything about delayed completion?
Lots of them are very vague, and state that completion dates are subject to change, in which case it's generally wise not to book anything or hand notice in for rented accommodation until you have actually completed, or at the very least have a completion date set it in stone, with the builder stating what they'll do to compensate you.
Go read contract immediately!Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
i got barretts to pay my hotel bills when they left me homeless...kept flooding my house that had fitted (glued down) carpets.....5 times until they found a drain bung in the line....It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
Who picked your solicitor?0

New builds quite often over run. I recently helped somebody move in 18 days after their expected completion date (they were staying with family so no worries about dates).
Have you exchanged?
Find out what state the house is in, if it's all finished completely and ready to complete, then you might be able to arrange to have the things delivered there anyway (site sales offices are usually very accommodating). As for yourselves, if you can't stay where you are, then bung all your stuff into self storage and get yourselves down to a local camp site until the completion date (cheap and easy and it is summer).
Beg/borrow or buy a cheap tent/awning/wind breaker and camping gear from anybody you know/work with. Go on ... it'll be fun!0 -
Don't ever buy a Barratt house. Ever.Been away for a while.0

Seconded. You'd be better off building it yourself. Out of biscuits.I was born too late, into a world that doesn't care

If you're buying new-build, you won't have a fixed completion date - completion will be "on notice". This means that you must complete a set number of days (usually 10 working days) after the developer serves notice on your solicitors. Until that happens, you don't have a completion date, you just have an estimate. And the estimated dates nearly always change.
Also the "new legislation" "no-one in the country is completing". Rubbish. I've completed one transaction today, probably at least one tomorrow and there is no legislation that was passed on Tuesday to say I couldn't do so.0
