first time buyer help!!!

Please if anybody has ant advice i would greatly appreciate it.

I bought my first property last oct off plan the builders informed me that it would be completed Feb/Mar 2006 paid my 5% deposit then 2 wks later received a letter informing me that the completion date was now Summer 06 and here i am still waiting completion is suppost to be oct.
I have written and spoken to the building company enquiring if there is any possibility of any compensation as they are sitting with my deposit in there account and im out of pocket due to the implications of the delay.

Even a good will gesture but no they are a huge multi million pound company who dont seem to care about a small fish like me, i am very unhappy when i should be really excited about getting on the property ladder .

Any advice would be great.

    1st bit of advice (dont mean to sound patronising) is try asking a lawyer for a free consultation to see if they think you'll get anywhere - failing that try the CAB.

    Most new builds have a completion on notice, which means the builder will inform you when completion is due to take place, they specify a period of time for the length of notice, in some cases 28 days for example. You have to be in a position to complete at the end of this notice period.

    It may well be that the builder isn't in breach of any contract, if they haven't specified an actual completion date. The best person to speak to is the solicitor who did the conveyancing for you. They will know exactly what was in the contract with regards to dates. It may be that this wasn't explained to you or it was explained & you didn't fully appreciate what was said.

    0n your reservation form it should state completion to be confirmed, not normal to give a fixed completion date even on exchange of contracts, you will be hard pressed to get compo as no rules have been broken, do they say what the hold up is?
    Keep in contact with the sales office make yourself known to staff try to visit weekends or in the week make an appointment to view the plot with the site manager/agent to try to get information. Keep pushing for a meeting with the sales manager explain your paying extra rent etc.
