Broken Chain

Hi,
Just had a call from the EA and they've informed me a house they where selling in a chain is about to fall through.
The house in question was originally on the market for £285k but eventually sold for £260k
However the sale has now fallen through and the whole chain is at risk if the EA doesnt find another buyer....
So, the EA wants us to view the house ASAP and if we like it they will tell the seller that we are interested.....
The EA says the seller will probably accept an offer of £255k but I was thinking if we like the property of putting in an offer of £250k.
We're chain free and have our MIP.
Do you think this is ok or a little cheeky?

If you like it then whats the harm is putting a cheeky offer in, if you dont ask you dont get!0

Not in the least bit cheeky.
But don't get ahead of yourselves. Go and have a good look round first and don't be rushed into making an offer.0 -
May I suggest that if there's a small shortfall, you ask the EA what he's prepared to chip in out of his commission to help get the chain moving again? I did just this years ago, and it solved a similar problem: I still dine out on it:D.0

And before you get too ahead of yourselves, find out WHY it's fallen through. If there's some tricky survey/legal issue that's stopped the sale then maybye it's not the opportunity it appears to be... Good luck though!!!0 -
Thanks for the responses...
We went to see the house but it wasnt for us so we didnt even make an offer.
But we have now had an offer accepted on a house we like.0
