Private House Swap - Details of Sale?

We are in the middle of negotiations for a house swap. I’d like some advice as to what the next few steps are. (FYI – we’re transferring our mortgage and they are cash buyers)
1- Details of Sale (is that what its called?) We’d like to have something in writing stating the accepted offers, and what it covers (ie sheds excluded, contingent on them paving driveway, etc). We’re not sure if this is something we would draw up ourselves, or go to our solicitors with.
2- We get mortgage offer (5 – 10 days as per our mortgage broker)
3- Provide details to our solicitors who draw up contracts
4- We sign contracts - exchange
5- We complete at a mutually agreeable time
What I need most clarification on is #1 – ‘Details of Sale’. After a long time tooing & frooing with negotiations, we’d feel most secure having something in writing. We realize that its not legally binding, but just something to clarify things as much as possible. Does anyone have experience in private sales, specifically private house swaps? If so, did you use something like a ‘Details of Sale’?

1. Solicitors on both sides will automatically send you out a huge tick list of F&Fs and stuff that's included/excluded.
As for the amounts etc, that's something your solicitor/s will get/confirm in writing at some point.0 -
thanks for the reply - because we've been going back & forth for 2 weeks, once(if!) we agree on a price, I'd love to have something written. I realize its not legally binding - but just a 'clarification' if anything is queried.0
