Hello, we decided to sell our house with two agencies, both at same price. Agency A put our house on Rightmove on Good Friday with just a photo of the front of the house as I insisted it would capture weekend browsers. We told both agents we'd tidy up inside and could take viewings from Monday. So on Saturday agent A lines up 4 viewings for Monday. On Wednesday (today) we get an offer of 97.5% of asking price. Agency A have only come round today to take internal photos and agency B haven't even got their act together to put house on their website! Now we're wondering do we leave house on offer for another week just to see if we can get closer to asking price (we're £5k away from it with current offer) as we have some more viewings lined up or do we accept? The offer is also from a cash buyer and we have no chain so it looks win-win all round (apart from the £5k down on asking price), but it just seems odd to accept first offer when house has been available for viewings for only 3 days with only one agent?! Or should we be ecstatic at our good luck?
Any advice gratefully received as hubby and I can't agree. He says 'ACCEPT!!', I say '£5k will go a long way towards a fabulous holiday' and that we should hold out at least a week.

I would tend to agree with your Husband, an offer from a cash buyer this soon would have me grinning from ear to ear. If you want more, maybe approach him with a counter offer?0

I'd except, surely your asking price was placed with a bit a room to negotiate ?

I would definetly take this offer, cashbuyers are like gold dust and 5k under is the norm with the market the way it is.
You dont want to play mind games with the cashbuyer, while you are waiting for more viewers they might see another house and go for it instead because they are fed up waiting for you to accept their offer, take the offer and get moving!!0 -

Have you actually tried to negotiate? If someone offered me 97.5% as a first offer I'd presume they were willing to pay the asking...
If you're that insecure, go back and tell them they can have it for for an extra £2.5k. They know it's just hit the market as well as you do - you are in a strong position. You don't have to reject, just tell them you will seal the deal and take the house off the market if they agree to an extra £2.5k.
They feel good because they get a bit off the asking and you feel good because you've sold quickly.
Make sure that the agent verifies the position of their offer - a lot of people think they are cash when they are not at all.
Never, ever accept a first offer. I have never had anyone that didn't raise their first offer (apart from one that was so insanely low that I didn't ever think they were serious anyway)Everything that is supposed to be in heaven is already here on earth.

What a strange decision. If I were a cash-buyer, who offered a very decent 97.5% of the asking price, in this still uncertain climate and you came back to me saying that you want the asking price just incase some other offers came on later this week I'd think you were quite cheeky and would probably tell you where to go.
Personally, a cash buyer offering 97.5% of asking is worth far more in this climate than a buyer who needs a mortgage and to sell their place before you can finalise the deal. But maybe that's just me.
