Selling house without estate agent

erm because I wanted to sell a house, if I didn't want to sell my house I would have loved a no sale no fee. I wanted to sell my house and had the option of paying £345 or between £2500 and £5000, can you point me in the direction of the best offer? Is it that hard to see the logic honestly?0 -
I do understand your point too Woby-Tide. but wouldn't want to pay the fee should it not be sold, or no viewings with that EA ect
some houses do not sell - some are taken off the market - and then some sellers changes EA's0 -
thats your choice though, if you intend taking of the market or are speculatively selling i.e. selling at too high a price then yes it's bad. if you have a good property at the right price then save your cash. i still can't understand your opposition. Speculating £345 if you have a good property over £2500, unless prices are falliung the £345 would probably be regained by the time you changed agents. But whilst sellers think like yourself the agency market won't ever changeregularsaver1 wrote:I do understand your point too Woby-Tide. but wouldn't want to pay the fee should it not sold, or no viewing with that EA ect

(my agent must be loving these arguments if he watches this site)0 -
I understand your point too - I am not in opposition as such. I am not an EA and I'm sure you know more than me.0

and as I said, I've sold with an agent who charged me £345, my bitter experience would be if I'd just paid £3750 for exactly the same service, can you see the logic now. I've no gripes about the agencies I've used in the past, bar the fact that I now know more about their costs and the fact they don't change regardless of the underlying costs or revenues, someones making more money for no extra work and it's not the seller, your experience is no better than in previous years. Whilst they earn £345 if they don't sell whereas the other agency would get nothing fair enough, but how many houses don't agencies sell? and does that not indicate that therefore the agency is at fault, how many houses have you known never to sell, ever?
and we don't have Kwik Saves here....sorry, but if that';s the best you can come up to justify what you do then fair play
If I had the time and energy to sit here and post a statement of what it costs an EA to sell a property and what they actually earn then I would but quite frankly I would prefer to channel my energies into what I do best and that is being a good EA.
You obviously have a big problem with EA's and bearing in mind this forum is here primarily to give help and advice to people who are not so clued up about the housing market and whose agents arn't doing a good job (probably the £345 upfront fee ones) that is what I will carry on doing because I am actually passionate about my job....so carry on slagging EA's off (which you have done in many previous posts directed at me and other people) I will just carry on helping people as this is what the site if for!My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say

it's a pure moneysaving point, after 3 purchase and sales in 6 years i've had enough. Some agents are good, some are bad, their pricing however tends to be uniform.
Maybe the two agents on this topic could say where they work seeing as they evidently offer the M&S level of service rather than Kwik Save, surely any local MSE posters would be getting the best service for their money given how much the agents have to do? so no1gymebunny and missmotivation, offer MSE users your best deal, and get some business into the bargain0 -

so in precis, you can't be bothered, what a shock, it would take minutes togive a rough breakdown, unless you were having to be creative? and again I've had no issue with agenices, I just now know more about their costs and they have risen with house prices but not inline with their advertising costs and wages, which you can't and won't explain. And if you actually read the forums there are as many issues with full fee agencies as with cheap/no agency sales0 -

I'm not here to tout for business for my company.....I've no need too, my clients are often recommendations and people I have sold for before, also I get a lot of business from word of mouth. I post here for purely for personal reasons and see no point in advertising who I work for.My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks.
