New Build Out of Guarantee Period..bathroom needs replacing due to poor workmanship

    you should contact zurich anyway to report faults (this way they can inspect workmanship of developer on future projects)

    you should complain to zurich directly about their inspection procedures (with a view to bad press for them)

    Building Inspector is hardly going to know if all bathrooms on the site have been tanked properly. You can say that he should know but that not how it happens in real life, I bet.

    They might have, but they might well not know. It would depend on whether they have realised they have the same problem and how long it has taken to show up. If they have it could well be worth a group approach / action against the developer.

    Thanks for all your replies. I have contacted Zurich again today and they are getting back to me tomos. There about three other flats (out of 49) that have a similar problem in that grout has fell out.

    Building ins have confirmed that I cant claim through them and had advised me to back to Zurich. Will keep you informed.

    I just thought I would update you all on this.

    As well as a shoddily built ensuite in my 2.5 year old, I found out last october that all my windows in the flat had been installed incorrectly by the contractors and had design faults, causing water to drain into the flat undeneath the bottom frame into our flat and and into the flat below. My apt is made up of floor to cieling windows and have been leaking constantly through the air vents due to the poor installtion. (discovered after 7 visits from window manufacturer) and after being fobbed off last april when I first raised concerns with them.

    After months of meetings with the developer,window frame manufacture, builders and original architects, they have agreed to replace the rotten frames caused by the incorrect installation, reinstall all windows correctly and pay for the ensuite to be rebuilt. (!!!)

    Work starts on thursday and is costing the developer, builder and window suppliers around £30k

    It ha been a major struggle and very very stressful but its a fab result.

    Just goes to show what can be done even though these problems were reported out of the two year defect period and no legals involved.

    After buying the flat 15 months after completion, ive waged a one war crusade to get defects rectified in the building as well as in my flat that the other owners moaned about but never did anything about;

    1) found out that half of the leccy meters are wired to the incorrect flats (builder forced to attend to problem - now sorted)

    2) faulty lifts installed (ten months of mess but now have two working lifts - cost developer £80k)

    3) bought back the builder to install CCTV intercom (never connected to the flats).

    Are there any other leaseholdes who have similar stories?

    Amongst all of this Zurich were totally unsupportive. I would never by zurich guarantee apt again, its not worth the paper its written on.

    I have been reading this thread with interest, and well done to you for sticking to your guns.:T

    As for Zurich:rolleyes: they are excellent on claiming on behalf of you, but when you have to fight them its a different matter, my problem was with my car, part of a tree had fallen on it, and I had to sue the council whoes insurers were Zurich, they are barstewards, but like you I never gave up and in the end I got a result.
    Again well done, you are an inspiration to others who might feel they will get no where and just sort of give up cause its too much stress.

    if people look hard enough at their new houses etc then they will find similar defects - it's all done to a budget by contractors these days so look carefully....

    I had major problems with my windows when I had been in this house for a while.

    I found the NHBC to be completely, utterly, absolutely, definitely, mind-blowingly USELESS !

    Don't rely on a so-called guarantee from them.
