    Yes, make a final offer at which you are happy to walk away if they want more, make it clear it is a final offer - and give them 48 hours before you walk away.

    We have now offered 137K for a house which is on the market for 139,995. We are waiting to hear back from the Estate Agent, who says that he may be holding out for the full price.

    Full price, we walk away!

    or just tell them you cant go any higher and the offer is on the table, unless you find something in the mean time.

    Agree with above. Look at more houses in the same price range by same EA. Than tell EA how much you like another property but will wait for 5 days for the original house to accept your initial offer before offering on another property. No doubt EA will tell the vendors they may loose your business and I bet they will come crawling back!

    If they dont, you could always make another offer after a week.

    I can't believe the vendor hasn't accepted your offer yet. To have someone offer so near to the asking price. 10 grand off asking price is what I'd say is fair these days.
