Hi,
Is a RICS Home Buyer Survey Report enough for a survey for a property built in 2004? I assume this will flag up anything needing further investigation?
Thanks

Probably. It's quite a nice compromise as you're not making an assumption about it's condition and the surveyor has obligations to you to get their report right. You'll get quite a chunky little report, they will highlight areas for you that might need attention and you have someone looking after your interests, not just providing a basic valuation for the purpose of the mortgage.
A full buildings survey would probably be a bit much as there shouldn't be an exhaustive list of things that might need upgrading or repair.Everything that is supposed to be in heaven is already here on earth.
