I have used bpl to buy a property a few months ago and it was an absolute nightmare. Agree with other posters it is much better to use a local firm. I almost lost the property due to their incompetence and only managed to get it by paying quite a bit more money. They are ok if you are doing something straightforward with no chain and have are not under pressure to exchange/complete quickly, otherwise stay well clear as it is not worth the few hundred pounds you might save. In my case it was a very costly mistake.

We've used bpl and it has been an absolute nightmare.

We sold our 2 bedroom flat to cash buyers with no chain either end and 6 months on we still haven't exchanged contracts. I'm actually worried that the buyers might pull out now, and I wouldn't blame them. On the one occasion that we were meant to swap contracts, we couldn't because the documents that bpl had drawn up were apparently illegible.

Do not use this firm. Pay the extra money for someone local.

I am going to formally complain about the service we have received. I can't stress enough how diabolical it has been.

Hmm...starting to wish I'd paid more attention to this thread! I used iConvey on recommendation from my broker(at the EA) and it's turned up BPL for my conveyancing - I instructed them yesterday! It's a straightforward first time freehold purchase/no chain on my end, with nothing that I can see that might cause a problem - so I'll try to let people know if this is the case for me too. Slightly worried now :\
  • We are currently going through the conveyancing process with BPL, this was arranged through iconvey.

We are experiencing a lack of communication, too many email attachments, we are being overcharged on top of what was originally quoted, they are charging us a huge fee for implementing an indemnity, and causing delays and stress on all sides.

Some mistakes have been made, yet they do not seem to care about how this affects the people paying for their services.

We will update this thread and let people know if they also C**K up transferring the money in time etc...

So far we are disappointed with them, but hopefully the money can be sorted out and the rest of the conveyancing should go smoothly.

I think people need to know what they are letting themselves in for, they seem to advertise themselves well, but some of the charges are over the top and we were led to believe there would be no hidden charges, yet our bill does not add up.

Go in with your eyes wide open, check everything, and be prepared for a frustrating time. The young man we were dealing with could not have been less helpful or harder to understand, he was simply rushing through everything and missing important stuff.

We now hope to deal with someone more competent to deal with the exchange and transfer money in time on completion.

well , I'm going through same thing , its been more than 4 months and still waiting , each time I received email from different people , they dont even know what they are doing . And the surprising thing is they have 160 positive feedback and i think its all fake because I left the negative feedback and they just deleted . so think twice before using them , if you would like to go through hell and then welcome to use them if not just pay couple of hundred pounds extra and use local solicitor :(:(:(:(:(:(:(
  • Hi guys

BPL Solicitors are carrying out conveyancing work for me currently. I am so disappointed with their work that i searched them online for reviews and came across this thread. Here is my issues with these guys:
    1. They started off with very professional and efficient quote and paperwork but price went up straight after the initial online quote.
    2. Solicitor alocated to me is always busy and never has time to even listen to my concerns.
    3. After the initial letters, it all went dead for a month. There was no work or contact during that month. I couldn't contact them either due to a family emergency.
    4. When i chased them after a month of 'NO WORK', they asked me to check the status online. I was astonished to see them allocating initial work (like mortgage offer recieved, client's signed paerwork recieved) as part of work they carried out in 8th week.
    5. My solicitor always shows that she has too much work so can not deal with my work first. (Which seems to suggest that they are running a SUPERMARKET of conveyancing rather than individual service)
    6. They failed to pick up obvious things from the title register (which is available for £3.00 to ANYONE at ANY STAGE).
    7. I was told by the estate agent about issues on the title register which i called BPL about. Even then, it took them 2 weeks to act on it.
    8. I am into 15th week since they recieved my signed paperwork, still no sign of contracts exchange.
Based on my experience with BPL SOLICITORS of Dorchester, i would recommend NOT to use them.

Just to chip in and say I have used Blacks Direct in Leeds twice (they are on HSBC's panel + I was randomly assigned them last time. .. asked for them this time)
I live near Newcastle so it's all been done by email.
Brilliant fast service, quick responses to replies and very helpful.
They were able to post correspondence to my work address too helping me to turn docs around much more quickly (my post at home doesn't arrive until lunchtime)...

Edit: just seen a post above re solicitors being too busy.. the person dealing with my conveyancing is not a solicitor (I think he's a paralegal) but is "under the supervision of" a solicitor. So it's all above board but is dealt with day-to-day by someone who has nothing else to do but conveyancing, as far as I can tell. Definitely the response times have been amazingly quick and I never get the impression he is busy with other stuff.

    that is all :)

  • Hi,

I have had the unfortunate pleasure of dealing with BPL solicitors. The buyer of my property instructed them despite the efforts of our estate agents telling them how awful they are. My solicitor has given them all information they have requested but they just go quiet for weeks on end not picking up messages or returning anyones calls. We are now in our 13th week selling to a cash buyer and still no exchange of contracts.

I would advise everyone NOT to instruct BPL as they are completely useless.

    Regards
  • OMG  can't believe it could be so difficult.

They provided the wrong contact details to the other parties solicitor so nothing ever go to them - they didn't think it strange and perhaps call them!
I've spent hours chasing other people which is what the solicitors should be doing - I'll be putting in my bill.

Searches sit for weeks without being reviewed until 48hrs before you are due to exchange

Everything thing is an issue and they try to sell you an indemnity policy which they have to review (more billable hours)

I really felt for the para-legal secretary who got the brunt of my frustrations. Not sure if they just have too much work and therefore can't devote the time or if they are just rubbish.
We'd sold a house via them and it was effortles so I thought buying would be the same - never again. Pay more and pick a local one you can go to and shout at when it goes pear shaped. These people hide behind email and phones!
  • On the off chance that you're still considering using BPL then may I please urge you not to.

I decided to go with them about this time last year, not because they were cheap but because ashamedly the sales man did a good job on me when I made the decision who to go with.

I'll not go into the details but it was nothing sort of a nightmare, took over six months for a 2 property chain that admittedly had a lease situation but it came about due to their incompetence and delays.

    They were appalling, steer clear.
  • Please STAY AWAY from this solicitor group.
I had a worst experience with them as well. I should have read the reviews here before I accept them.

It was the property agent (Streets Ahead) who forced me to use them as they have tie up with them. From the day one the problems started , there were no communication at all with them at any time. I had to sent atleast 5 emails then i get one reply , if you call (0845 number )only one answer you get that they are in a meeting !

They will not do any job unless and until you force them to do anything. No pro active or emergency from them at all . really bad experience.

I had a cash buyer for my property and they waited for 5 months to complete the exchange and completion but it never happened and the buyer had to pull out as they were not happy with the dealings of solicitor .

Please please stay away from them and if your property agent put you in their trick please avoid at any cost.

I learned my experience and never again.
MY team was Mark Stimson - Horrible !!!
