How do i stand with fee's

I have my house up for sale with an estate agent but someone has privately made me an offer. He wasnt sent round by the agent and knocked on my door on an off chance.
If i sell to him, do i still have to give the agent his fee's (which he doesnt deserve but thats a different story)

you will have to read your contract with the agent, if they are sole agent then you will have to pay them, so you might as well send the buyer round to the agent and get them to do some work for their money, if not sell it privately and give the agent nothing

It depends on the type of agreement you have signed, sole selling rights means anybody by the property would result in the agent getting his fee, sole agency would mean an introduction would have to be made by the agent. Some agents class a buyer being found by their for sale board as an introduction so check what you have signed.
Are you sure the buyer hasn't been introduced by the agent in some way or was he just knocking doors on the off chance someone may want to sell?0 -
Does the estate agent have its board outside the property? If so, then .. not only might it be contractual .. but it also seems only fair that the EA should get their money.Warning ..... I'm a peri-menopausal axe-wielding maniac

I was tied in soley with the agent for the first 2 months of the contract but that ran out in January. I just never put it up with anyone else.Accept that some days you're the pigeon and some days you're the statue.0

I have a big problem with my agent. 1 month ago i found out he was accepting bribes from certain buyers and putting me off 'good' buyers. He also keeps trying to get me to sell it to his 'friend'.Accept that some days you're the pigeon and some days you're the statue.0 -
Does the sold sign relate to the buyer in your original post? How was he putting you off good buyers & the bribes you say he received, what were they for? If you have any evidence of what you say, report the EA to your local Trading Standards office.0

The sold sign is for someone else through the agent who is mucking me about (not the guy who has made me an offer). Nothing has been signed with regards to that person.
I had 3 people interested in my house at the same time, he tells me 2 of them (who were getting mortgages through someone else) are dodgy and says that he has spoken to their brokers and they are not for real.
The person he was pushing me to go with was taking the mortgage out with his company and he seemed to know alot of things that got said between me and that person. Theres other things, no hard evidence though, that suggest it and my friend is an agent and he said the guy is known for taking money.
Being that i'm young and sorting this all out by myself he was taking advantage of my vulnerability.Accept that some days you're the pigeon and some days you're the statue.0 -
If i were you i'd end the contract with the estate agent, afterall if your not happy with the service they are providing then go somewhere else there are plently of decent estate agents out there.
I havent had the pleasure of dealing with an estate agent yet!

I think i will end the contract. My friend doesn't work in my area so can not take it on officially, he is willing to help though but i don't want to worry them too much as they are having a baby at the end of this month.
Trust me, agents are nightmares. I don't ever want to sell another house again. :rolleyes:

Trust me. I'm an Estate Agent, we are not all nightmares. Think before you terminate your agreement. If you have a buyer, do you really want to loose this person because the agent is being a mare? What stage is the buyer at, surveys, mortgage offers etc?0
