Do I have the right to refuse entry to landlords mate?

    why didnt you move then?

    Because the firm lost a client and my boss withdrew the offer as he faced making people redundant. Is there anything else you would like to know? Believe me if the offer had been on the table I may well have gone for it, as it would have been an escape from a bad LL. I was also very afraid that the OR would judge against me for moving to a dearer home.

    As you've read my past postings you'll see I have spent much of my time escaping an abusive situation, it makes one afraid of making wrong choices, whihc is why I came on here to ask for advice.

    Most people I meet on here are decent people. You seem to be enjoying this rant against me. I am not enjoying it, I find it distressing and unhelpful in the extreme.

            In your position I'd be getting the phone number of the gas bod and discuss appointment times directly with them, see if they can narrow down an appointment time, or at least call you before they're due if that could be arranged so you can nip home from work. I'd not let a stranger wait in my home and you can refuse that but you'd need to be coming up with a way of getting the repair arranged.

            if i was you i would just chill out and let his mate mate wait for the repairman, your just being to paranoid, i have not read anything about your abusive past, i have just seen a lot of post;s about you going bankupt.

            It seems to me your are stuck with your landlord, if you want to make a issue with him you could be out on your ear, because in reality you have broken the contract and you know he his not happy about having tenants who are bankrupt.

            Im not having ago im just pointing out the facts, really you needed to make your situation clear in the first place.

            Bottom line you could kick up a a stink because you dont trust him, he issues you a s21, your out on your ear trying to get a landlord to take you on whilst you have just delcared yoursef bankrupt, its up to you but i know any lettings agents wouldnt touch you.

            Was he temporarily abroad and still resident in England & Wales? I hope you're not paying rent directly to a non-resident landlord without being aware of the non-resident landlord's scheme?

            He went on an extended tour/holiday so no, usually he is UK resident. Thank you

                    the LL was in breach of his legal obligations if this was the case but most Ts would not then sign up for a further Fixed Term with such a LL.

                    There's your own answer then - confirm to the LL in writing that no-one is to be given access to your home without your written consent and that you can arrange for Mr/Mrs Bloggs from the village to be at the property if a reasonable time frame is
                    given , ie before 1pm, after 1pm or whatever.

                    If you have persistent difficulties with your LL talk to the private sector rentals officer at your local council.

                    it sounds as tho the landlord was trying to help you out, he is under no obligation to sit in and wait for the gas people anyway.

                    I appreciate you comments, what I said had nothing at all to do with hearing advice contrary to what I wanted to hear, if you look at my reply I was reacting to the comment that I was taking the !!!!, which I found to be offensive and totally unsupportive. In my defense therefore I would state I was in no way slagging anybody off, and in fact I go on later to thank that person for taking the time to put forward their personal comment.

                            A phrase that says far more about you and your attitude in life than me I feel. I wish you well in life and hope that you are able to see that the sun also shines. But your comment did so make me laugh.

                            Thank you to all who helped me come to the decision I did, for the reasons I did, I'd rather lose a day off from work than allow a stranger to roam through my house.
