Sharing the Homebuyers Report with EA & homeowner - good tactic or not?

Morning all. I paid for a Homebuyers Survey on a house I put an offer in. It has come back with a very poor review of the house. The house has been agreed on a price of £370k, but the report has highlighted severe structural issues that will cost at least £20k.

The homeowner has been notoriously stubborn in the past, and the house has been on the market for over 2 years. Is it a good idea to actually forward the report to the agent/homeowner and say 'Look, this is the state of your house, can you see the need for renegotiation'.

A good idea or not to share the report?

    Assuming those structural issues could not be forseen when I made the offer I would make my own judgement on how much of a reduction I needed in the new circumstances, and revise the offer.

    I would be prepared to send the report as part of the following negotiations and I would be prepared to walk away if the negotiations did not bring me close enough to my bottom line to be comfortable.

    In the end it comes down to how much you are prepared to pay and what they are prepared to accept - if the vendor does not wish to negotiate he can keep the house and you will have to find a different one at a price you are comfortable with

    Been there - done that - in one case I lost the house, in the second I bought it at a price I am happy with - move in later this month.
