I'm not sure what you're on about now.
House prices are much lower now in Japan than they were 25 years ago. My point is 25 years ago no one would have believed that. The same with their stock market which is nearly a quarter of what it was at peak.
Whilst your opinion on prices in 40 years is highly likely it is not fact its simply a likely prediction.0 -

I said that you pretend to be dense in order to get the most simplistic information explained to you at great length in order to disrupt threads and cause anguish to your victims (i.e. the poor sap who patiently tries to explain 1+1=2 to you) while all the time you're laughing down your sleeve at their efforts.
Clearly, no one is as stupid as you make out, therefore it's all a scam to ruin discussions. QED.
LOL, you are amusing.
It's like every single post you write is a complete contradiction to something you have written just beforehand.
Pretending to be stupid to make people explain something very simplistic.Harry_Powell wrote: »It's still my lifetime and rates are still .5%!!!!
Your prediction is only a day old and it's wrong. This doesn't bode well for your predictions that cover the rest of the decade....
Sorry?!
Oh hang on, protest, go on, tell us that's actually different. Please. It would make my hour.0 -
go and troll someone else Graham. I believe they're discussion inflation on another thread. I dare say you could create thirty pages of confusion and chaos on that subject alone...
"What, negative inflation is actually deflation? I don't understand how a positive becomes a negative, please help me. Also, what does this have to do with geese? I'm sure someone mentioned geese and are now trying to backtrack!!!... Geese eat corn amongst other things, so don't try to tell me they don't, go on I dare you, just you try and tell me they don't, it will make my day. Corn is one of many crops, can anyone name others ones? I knew you couldn't, so my argument stands! blah, blah blah...." - Graham Devon, 2010. (and 2009, 2008, 2007, 2006, 2005.....)"I can hear you whisperin', children, so I know you're down there. I can feel myself gettin' awful mad. I'm out of patience, children. I'm coming to find you now." - Harry Powell, Night of the Hunter, 1955.0 -

Ahhh, so is this a point scoring argument?
Be nice to get that one straight.0 -

I didn't say anything about house prices 25 years ago, you introduced that completely out of the blue. I'm talking about a 40 year duration. Are you saying that house prices in Japan in 1970 were higher than they are now?

They possibly were actually, LOL
Not the best graph in the world. But makes the point.

Difficult to find one that goes back far enough.

Graham, stop pretending to be stupid. Even you cannot mistake 1975 and 1980 for 1970 and mistake 2005 and 2008 for 2010 !! :rotfl:
Note to other forum members: Even though I saw through Graham's thread wrecking methods a long time ago, you can see from his posts on these threads and my responses that he is a master of disaster and still manages to drag people into his crazy world of obtuse arguments, circular discussions and irrelevent discourse. He's amazing!!!"I can hear you whisperin', children, so I know you're down there. I can feel myself gettin' awful mad. I'm out of patience, children. You have posted an opinion as fact based simply on what peoples beliefs are of what will happen in the future. Your opinion that house prices will be higher in 40 years is not a fact its an opinion.
The point is 25 years ago no one would have accepted prices would be lower now than then just like no one would believe prices in 40 years here will be lower than now. It does not make your statement fact though.
If you do not understand the difference between an opinion regardless of how likely it is to come true and fact then thats your problem.0 -
http://www.oecd.org/dataoecd/41/56/35756053.pdf
This link shows prices were higher in '05 than in '70. (Bottom of page 2)
Prices are higher in '10 than in '05, (sorry deleted that link by accident..... you'll have to google it yourself).
So I think it's safe to say they are higher. It is one of the worst performances since '70 of the industrialised countries, but that doesn't mean to say it's lower.0 -

Why are you introducing a point about 25 year periods, when we're discussion 40 year periods? Is it because you can't find any data over a 40 year period that proves your point?"I can hear you whisperin', children, so I know you're down there. I can feel myself gettin' awful mad. I'm out of patience, children. I'm coming to find you now." - Harry Powell, Night of the Hunter, 1955.0
