2nd viewing - what to look for?

I'm a FTB and have looked at about half a dozen houses.

There are 2 we like and I've arranged a 2nd viewing on both, but honestly I've no idea what I'm looking for.

I've done all the usual stuff, gch, dg , boiler (and when serviced), council tax, water metered on not, average monthly utility bills, neighbours, boundaries, freehold, any recent building work, sellers position.

What am I looking for on the 2nd viewing? :o:confused::o:confused:

    Does it feel like home. Is it worth it.

    Only once have I had more than one viewing on a property. That was to make sure it was worth what I had just offered..decided that it wasn't and withdrew offer.

    Firstly take off the rose tinted spectacles you were probabbly wearing on the first viewing. View with your head, not your heart. What are your objectives for buying a property, do these properties meet with your criteria? Can you see your self living in the properties? Does your furniture fit in? Have you looked in any cupboards, don't be afraid to ask, its where I found the cockroaches living when I moved into my property. What are the commuter links like for work, have you checked them during rush hour (if applicable).

    Try to go at a different time of day as the first visit. The sellers may have engineered the "best" time to view. Have a look at the parking - my son saw a house first time on a lovely quiet street on his second visit in the evening music was blaring out from the house next door and cars were parked everywhere leaving nowhere within 100 yards for him to park.

    Ask about the neighbours now - its now good finding out the day you move in that you have the neighbours from hell who have parties and barbies every night.
