Can I make an offer on a house if my house hasn't had one?

Of course you can. We have done so but we have lost three houses because we weren;t proceedable so be aware you may not end up getting it if you don;t sell yours.
We have accepted an offer from someone who has not yet sold theirs, in preference to a slightly lower offer from someone with nothing to sell, but our house is not marked as under offer and we have another viewing tomorrow as it is still being marketed.
That is the problem really - you can offer, it can be accepted, but the house may end up going to someone else. Don't know if Scotland is different but in 2005, I put in an offer for my current house before my then own house was even on the market.

I would say go for it.
I was in the same position last year and was up front with the vendor. I told them my place wasn't on the market yet but asked them if we could agree a price would they give me 8 weeks to sell mine. They agreed as they hadn't found anywhere to go.
I managed to sell mine with a couple of weeks to spare and the vendors honoured our agreement so it all worked out.

They have Charles Church advertising it for them as well as a local EA, so I have a feeling that Charles Church have part exchanged their house with one of their new builds with them, either that or they are selling the property on their behalf, which I believe they do offer?
So, if the house was part exchanged with this developer, do you think this would benefit me or do you think the developer would take a cheaper offer with proceedable clients?
MIP is in place as of this morning so just a case of getting rid of mine. Just trying to decide with Housesimple, House network or a local EA?....0 -
I have to say that I would be cautious here.
My last post was a question about putting in a 'tentative offer' on a property that we had seen (this is what the EA advised) however we still haven't sold our place.
All I can say is that I am very glad I took the advise of people here not to do it as this weekend the vendor of the house we are interested in dropped their advertised price to below what I would have offered.
Had I gone in first, the vendor would have been unlikely to drop their price.
Whether or not this equates to a real saving for me I don't know. We still haven't sold (but atleast have a viewing now!) and the other property is still on the market, but atleast I haven't offered over the odds.
We'll see what happens this week!
