Buying From a Private Seller

Hi
I have recently accepted an offer on my house but have been struggling to find the right house to buy in the area I want to move to.
I therefore wrote a speculative letter and dropped it through the door of houses in the roads I would like to find a house.
I received a message yesterday from one of the houses saying that they are looking to sell and would I be interested? Having done a drive by today the house is in an area I am keen on and looks to be what I am looking for.
Please can anyone suggest what my next steps should be other than the obvious go and view.
N.B I have a mortgate offer in principle and I have checked Rightmove to get an idea of recent selling prices in the road.
Your thoughts would be very much appreciated.

Don't understand your problem. Guy wants to sell his house. You might want to buy it.

Got that bit, and all ready arranging.
However, what happens re HIPS ETC ETC.0 -
According to my solicitor (who did my private sale) you don't need a HIPS if you don't market the property.
So if you (the buyer) think you want one, you'll have to pay for it.The above facts belong to everybody; the opinions belong to me; the distinction is yours to draw...0 -
Also, the private seller is not regulated by the Properties Misdescriptions Act.
That means the seller can say anything they like about their property, true or not, and you have no legal comeback on this at all. Check everything.0 -

Makes no difference. Check everything whichever way you get introduced. Have a survey, check the rooms are big enough, check the neighbourhood, check the legalities - what's the difference with going via an EA? nil.
No HIP? So what. So your solicitor does searches (which he'd do anyway if the HIP was a few months old) and you don't have an energy report (ha ha ha ! Better check if there are energy saving lightbulbs!)0
