Hot spots in SE London???? any ideas...

Ok, I have saved up money for the deposit, have about 20K, So I could buy a house of 180-190 K.
Now that I have waited so long for my own home I want to make the most of it.
I want a garden or a patio at least, preferably a house instead of a flat, well connected to the centre of the city. Perhaps a 3 bed instead of a 2 bed, so I could rent out one to help pay my mortgage......Well those are the plans.. BUT !!!???
I currently live in Brockley, close to New Cross Gate in SE London.
SE is the tacky but definitely the cheapest area in London.
I have been researching areas for a few months, and have even bought an area guide but all the reading has left me confused.
Which are the top 5-6 places in SE London where I should buy, a place well connected to central london and where the house of my dreams will definitely appreciate in value???
Any ideas...

How about Croydon?
It is south rather than south east of London though, but has excellent transport links to London and if and when they do the Tube extension, should increase in value. For your budget you should be able to get a 3 bed terrace or semi. Some areas of Croydon are to be avoided, but others are really nice.0 -
the only area's to go in croydon are south and some of east, south being the nicest. Joannaclaire is right, the tube may come into the olympic bid and is almost certain to get here eventually which will boost the prices in the area.
However, we are probably leaving the area for teddington, twykenham or strawberry hill. Prices seem to be very close to croydon and Kingston is worth a look too.0 -

Personally I think Croydon feels really far off.
Monekeyman I never thought about Charlton, but I was there yesterday and there are some real nice green spaces there and real easy access to central london.
I am going to look into that area...
Any suggestion in and around Brockley...????
