Possibility of New Allotment

Hi everyone
I am going to be speaking to the owner of some land near me tomorrow evening that is overgrown with a view to renting it as an allotment.
This land is overgrown at present but was going to be sold for development, unfortunately (for the owner anyway lol!) there is a restriction where we live ( a small hamlet) so no building can happen for the next few years.
This plot that I'm interested in, the lady who owns it has no idea about allotment rents etc (which I do) but is keen on the idea as she now knows she can't sell it for development.
I'm meeting her and her son tomorrow evening to discuss it, but I am concerned that they are going to want a ridiculous sum considering they were hoping to build on it, there is no water laid on, its literally a strip of land.
Can anyone give me any idea on negotiating?, do I need to get some kind of 'rental agreement' drawn up? if so what needs to be on there to protect me and the landlord?
any help would ber very much appreciated!

You could try asking your local Council about how they rent out their allotments. Maybe they might take it on for you as they have a statutory duty to provide allotments for people that want them.
