It's quite possible there is a dispute between the vendors as to whether to accept the offer or not. Couples not actually making a clear decision sinks all sorts of transactions, happened to a friend of mine a couple of years ago in fact.

I would contact them direct. Giving you details was an invitation to be contactable directly. Just tell them your offer has been on the table for 4 weeks, you have had no feedback from the agent on whether it will be accepted or rejected, and that you would like to know where you stand as you are about to withdraw the offer so you can continue looking.

No answer is the same as a No, as both entirely block the transaction.

    Let us know what happens.
  • If they was going to accept your offer they would have by now, they are obviously waiting for a higher offer from you or soemone else.

I would just withdraw your offer and move on, its quite a big drop nearly 40,000 pound and its only been on the market 10 weeks, people will start to look at houses now spring has just started.

Plus houses had gone down to 2004 levels last year but house prices have climbed for the last 12 months. i think they are hanging out for at least 340,000, maybe they will get it maybe they wont but if your not willing to higher your price i would just move on.

Give them a nudge by telling the EA your offer is on the table until end of this month but you are now looking at other houses.

    Stuff'em.

There's going to be a lot more people sat waiting for their fluffy bunny recovery just because they believe the twaddle the govt puts out.

Sounds like your emotionally involved with this house. Maybe you could pop a note direct to the vendor/or phone, but do it with your smart hat on, no emotions involved.

I spotted a house I really liked 10 months ago, nobody else interested, I offered 10% under asking for CASH, no mortgage ..............I'm still waiting. I speak to the agent prob every 6 weeks or so, and he reminds the vendor, but nothing doing, so I keep looking. The agent is fully aware I have gone to my max budget.
