Possessory title not lodge with LR

I had to lodge a possessory title with land registry on a small piece of land at the back garden on the house I bought 6 months ago. It really does not matter whether I register this piece of land as it will be of no use to anybody even if somebody claims it but since it is going to cost only £50 to get it done officially, I went for it. I paid the solicitor £50 fee to lodge the form in November. It is now April and have been chasing solicitor for an update as I wanted the date when it was lodged for future reference when I do sell. I was shocked to find out that it has not been done and had been overlooked by completion department. I thought I would share this so that buyers are aware not to leave everything with the solicitor (the professional) and to keep chasing until you are satisfied everything is done to your satisfaction. Does anybody know how long this will take? I understand after 12 yrs I could apply for a full title, will I have to go through a solicitor again? Thanks

You can monitor this yourself by paying £4 to the land registry, and speak to them directly about the forms/process required to apply for full title.

is it a 'solicitor' or a clerk.

just their oversight. they are obviously on the case now, so just ask them...should be couple weeks no more, though you may fail as to claim possessory is not easy and the Land REgistry may want a further fee to inspect.

    try :

My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:

My bad spelling...well I rush type these opinions on my own time, so sorry, but they are free.:o

Get it registered ASAP, the 10 or 12 year time period (2 systems running for possessary title at the moment, one 10 years one 12) before you can upgrade only starts to run once the title is registered, so it's in your interests to get it done.

Once a claim is lodged, Land Registry normally deal with it within 4 weeks
