Could anybody nhelp! we have given the tennant 8 weeks notice due to her receiving a nuisance order from the council (dog mess etc in yard been going on for a while) non payment of rent which has now built up to £1200
She has not replied to any phone calls or letters in the past six weeks! She has cancelled housing benefit at the address and on observation the house does not look lived in and just for collecting mail!

What do you mean by 8 weeks notice and when does this expire? Do you mean you have you served an S21 or S8? When does her AST end? What is the amount of rent payable and the rental period, i.e. 4 weekly or monthly?
Look at the Landlordzone website for their information on abandonment, possession, rent arrears.

just an update
tenant surrendered the tenancy a few weeks ago. He got the place fixed up and signed a new tenant today. He's written off the costs as a learning exercise....
