Making HIP Available

I have asked my EA for the HIP but they have said either I can go into the office and view it on their system or get it via the solicitor.

Is this acceptable? If the latter will I get charged for that?

    You're a buyer or seller?
    Seller? Is it your HIP? Did you commission/pay for it. If so, you should have a copy. Or was it provided 'free' (hic) as part of your deal with the EA?

    The agent can make a nominal charge for a paper copy and should be available from there office.

    Or was it part of a deal with the agent, whereby you pay for it once your property is sold (or you come off the market)? If so, it's not yet your property, and they are within their rights to just permit you to view it in their office. Trust me, the time spent in there will give you a wonderful insight into the workings of your EA:eek:.

    Ive asked for HIP packs for a few properties and have had them promptly e mailed to me - this while I consider whether to put an offer in or not.
    I cant see why your estate agent cant simply do this.

    I asked my EA for a HIP yesterday and the response was "sure - we'll email it straight away". Minutes later I got it as a PDF. Sorted.
  • I am in the process of buying a leasehold flat. My solicitor tells me that the property must have a buildings insurance policy in place before the bank will issue the mortgage.

    That's what they should be doing - or e-mail you a link to a website where you can download it or the bits of it.

    Buyers have the right to view the HIP free at the EA's offices.
    Most good EAs extend this to emailing it out on demand for free, though some won't.
    They can charge for sending out a paper copy.
