Fix your limit right now. Write it down if you have to.. agree it with your partner so you both know what your ceiling is.. stops you getting into a "oh just £500 more might get it" £2500 later.. "oh just another £500".
Secondly, do not fall in love with a property until the completion day. Again it stops you thinking with your heart and lessens the disappointment of losing a place.
Thirdly, if you offer more only mention what you are bringing to the deal. i.e. what benefits the vendor from you NEVER mention anything good about the house. "ok my offer is £xxxx and as a FTB with the deposit and mortgage agreed I am ready to go. The vendor is getting a good price PLUS no chain.. a no hassle sale.. it could n't be easier or better for them".
Lastly, if the EA comes back with some crap about other offers.. the Moon in Jupiter etc just say "ok thanks for all your efforts.. shame the vendor doesn't want this great deal." and leave it at that, I wouldn't even bother laying it on thick about other properties. The EA will wonder why you are not thinking about renegotiating.. 2 days later you'll get a call from the EA and all of a sudden the vendor "might be willing to accept £xxx" which will be about £1000 from your last offer.

I do think the house has been under-valued. I have really researched the area and other houses similar to this one have been selling for £140000+ and the 3 bedroom ones for £155000! I have been around many estate agents asking what I should be paying and although a few came back with £115000 the most came back with £132000-£139000! Quite a big gap but its a good guide!
I'm going to see what today brings and my girlfriend & I will then make the hard choice!!
